FAQs
Frequently Asked Questions for applications and leasing
Why was I asked for a selfie with my ID in addition to providing my ID on your app?
We do this for a few reasons. First, we want to ensure you are a real person (not a bot) and that you are using your own ID card. We take the security of both our staff and our viewers seriously, so we need to know who we are meeting at the property or allowing to enter with a key for self-access viewings. And finally, we have seen an increase in people using stolen ID cards to schedule viewings, then showing the property to vulnerable viewers and fraudulently collecting cash deposits at the house. We are working to prevent this by asking each person to validate their identity.
What information do you collect during the application process?
We begin by processing your application fee ($50 per adult planning to live in the house). We collect a credit report, conduct a court records search, and a criminal background check. We will also verify employment and rental references.
What are the criteria for approval of a rental application?
We look at each applicant. We do not require a minimum credit score. We do not place much emphasis on student loans, medical bills, or late payments. What we want to know is if you have a history of paying your bills and your landlords.
If I can't afford the entire security deposit, what alternatives are there?
We use Obligo, a third-party company that pays your security deposit to us, and then you make monthly payments to repay them. This lets you move in with a $0 deposit.
How long does it take to get approved?
Usually 2-3 days once we receive all information, but it depends on how quickly your references respond. If you have an ESA or Service Animal, allow for additional time for your documents to be reviewed. If we are missing information or need to clarify something, we will text you.
How will I know I've been approved?
We will email you to let you know your application was approved and what to do next. You can always check the status of your application by logging into the applicant portal using the email and password you set up when applying.
What happens after I've been approved?
We'll email you the next steps. We sign an initial terms agreement, which outlines the lease terms, sets the timeline for signing your lease, and collects your hold deposit. We then electronically sign the lease. Once you pay your first month's rent, we remove the property from the market, and you move in on your lease start date.
Only 1 adult in the home has a job. Does the non-working adult need to complete an application?
Yes. We require all adults, regardless of relationship or income, to complete an application and sign the lease. This includes emancipated minors. It does not include adults who are legally declared incompetent.
What payment methods do you allow for the hold/security deposit?
If the lease begins more than 10 days in the future, we will accept an electronic funds transfer (EFT) payment of the hold/security deposit. Or any other payment method described below.
For leases that begin within 10 days, we will accept a Pay Near Me payment (cash taken to a local vendor using a paycode).
A money order or cashier's check, hand-delivered to our office (appointment required) or mailed via certified mail to Castle Creek Properties, 820 W Danforth Rd #A7, Edmond, OK 73003. We will also accept deposits dropped at this address (Edmond Parcels Plus); however, we do not recommend deposits be paid in this manner since the delivery method does not provide a receipt to you.
We do not accept cash deposits, so if someone says they represent the landlord and wants you to pay in cash, this is a scam, and you will lose any money you have sent or paid to that person.
I can't open the lockbox. Help?
When you arrive at the house, the large lockbox should be on the front door. You will need to open your text message and follow the instructions in that text. It will typically ask you to respond with the lockbox serial number. This is a 7-digit number on the side of the box. Reply with just the digits, no spaces or extra characters.
Then you will receive a text message with a code. Press the ENT button before you enter the code, and again after you enter the code. ENTCodeENT. When done correctly, the bottom of the box opens with the key inside the lock box.
